Express Tenant Check – when time is of the essence!

Response Time: Response Time: 4 working hours

Our Insight service has a normal response time of four hours. All references are collected verbally by our trained operators whilst on outgoing telephone calls. The service is not suitable for self-employed, retired or overseas applicants and some employers may not confirm information on the telephone.

Each Insight Application includes:

Employment Status/Salary confirmation
We will attempt to verify the applicant’s employment details verbally. On some occasions this may not be possible and the application will be converted to a Full Profile enquiry.

Address verification/Residency confirmation
Using a variety of different information media we will establish if the applicant has provided the correct address information.

Bank account confirmation
The bank account information supplied by the applicant is verified to be correct.

County Court Judgement search
All supplied and located addresses are searched for CCJ’s.

Bankruptcy information search
All supplied and located addresses are searched for Bankruptcy and Insolvency data, including voluntary arrangements.

Existing credit agreement check
We will confirm if the applicant has credit agreements and how many.

TDFT Data
A search of our database of bad tenants and previous applications is included.

Previous Landlord/Letting Agent reference
If applicable we will speak to the applicant’s current landlord/letting agent and verify that the tenancy was conducted in a satisfactory manner.

Affordability calculation
Each applicant or guarantor report includes a suggested rental limit that is manually calculated taking into consideration existing financial commitments.
